Location

Fredericksburg , VirginiaStafford County (the county located just North of the City of Fredericksburg - see area map), is located just 27 miles South of Washington D.C. (on the most Northern edge of the county line). The City of Fredericksburg is situated halfway between Washington D.C. and Richmond (see area map). And the County just south of the City is Spotsylvania County which is just over 20 miles from Richmond.

From suburban to rural, from historic to modern, the Fredericksburg Region (City of Fredericksburg, Counties of Spotsylvania and Stafford) offers those who live here a wide range of choices: where to shop, where to dine,choices in recreation and culture and even choices in the setting of your home.
In the City of Fredericksburg, historic beauty meets modern metropolitan opportunity to create a lively city landscape unlike any other. In the suburban areas, the range of options in homes includes everything from exclusive gated communities to entry level homes to townhouses, cluster homes, and apartment complexes. A little further out, the Potomac and Rappahannock Rivers offer beautiful waterfront properties, with the perfect blend of privacy and accessibility. The abundance of natural beauty in and near the Fredericksburg Region belies its proximity to the Washington, DC, and Richmond metropolitan areas. The Region is home to Lake Anna, one of Virginia's largest lakes and a renowned state park, and just a short drive outside the Region are a number of other places known for their natural beauty and recreational opportunities, including the Blue Ridge Mountains, the Chesapeake Bay, and the Atlantic Ocean.
Historic
The Fredericksburg Region lays claim to a rich and distinguished historical heritage. The City of Fredericksburg, which traditionally served as the trading and financial center of the Region, is today one of the nation's most beautiful historic attractions. Four major Civil War battles took place in the Region -- their sites, which cover more than 5,200 acres, are among the modern-day Region's most popular historic attractions.

Transportation

Highways - You may have heard that all roads lead to Fredericksburg, Virginia, and in some ways that is true. Fredericksburg is bisected by I-95 (which runs from Maine to Florida), and U.S. 1, (which runs 2377 miles from Fort Kent, ME to Key West, FL), which runs a very similar parallel route to I-95. State Routes 2 and 3 also run directly through Fredericksburg and U.S.17 (which runs 1189 miles from Winchester, VA to Punta Gorda, FL)  also runs directly through the area. So you can actually get here from there.

Air
Air transportation in the local area is abundant. An hour drive to the south or north will provide you with a choice of international airports. Generally, BWI is the cheapest airport for most flights leaving the area but it is also the farthest away. If you are very ambitious, you may also want to check out the Virginia Beach area for flights, it is only a 2.5 hours drive. Our air transportation page is located here.

Train
Considering that more than half of the area people commute to the DC area for work, the streets and highways can tend to be a little congested from time to time. Bus
Considering that more than half of the area people commute to the DC area for work, the streets and highways can tend to be a little congested from time to time. The City of Fredericksburg and the two surrounding counties are abundant with quality public and private schools.
